Napier Properties of the Ozarks, LLC, has 12 acres right in the town of Mountain Home, Arkansas with a great convenient location right off HWY 62.

RECOMMENDATIONS

Due to the volume of people that will be in the area, it is likely that communication systems will be overloaded and unusable at times.

We highly suggest you bring:


In order to reserve a Parking site/spot, the principal party must be 18 years of age or older. No adult will be admitted into the campground without a signed release form on record.  This means anyone 18 or older will need to complete this form if staying in your RV/Camper. The Parking spot only includes the guests staying with you and not other visitors/vehicles. You can review or sign the release form when agreeing to terms and conditions.



Waiver and Release of Liability (Terms & Conditions)

I (hereinafter referred to as Releasor) hereby assume all risks of participating in any and all activities being conducted by Napier Properties of the Ozarks, LLC and all Owners (hereinafter Releasees) at 44 Industrial Plaza, Mountain Home, AR 72653, Baxter County, Arkansas. 

Camping Dates: April 5th-9th, 2024 

Event: 2024 Solar Eclipse In consideration of permitting me to Park on the above described property and participate in the activities being conducted surrounding the Solar Eclipse of April 8th, 2024, I hereby take action for myself, my executors, administrators, personal representatives, heirs, next of kin, successors, and assigns as follows:

A) I WAIVE, RELEASE AND DISCHARGE Releasees, their officers, directors, members, employees and agents, collectively releasees from any and all liability, including but not limited to, liability arising from the negligence or fault of the releasees, for personal injury, death or disability, property damage, theft or actions of any kind which may occur at the property or while participating in the event.

B) I INDEMNIFY, HOLD HARMLESS AND AGREE NOT TO SUE Releasees, their officers, directors, members, employees and agents, collectively releasees from any and all liabilities or claims made as a result of participation in this activity and event, whether caused by the releasees or a third party. I acknowledge that releasees are not responsible for the errors, omissions, acts, or failure to act of any party or entity conducting or participating in the event.

This Waiver and Release of Liability shall be construed broadly to provide a release and waiver to the maximum extent permissible under applicable law.

I CERTIFY THAT I HAVE READ THIS DOCUMENT AND FULLY UNDERSTAND ITS CONTENT. I AM AWARE THAT THIS IS A RELEASE OF LIABILITY. 

*If a Participant is under 18 years old, Parent or Guardian must sign below: The undersigned parent and natural guardian does hereby represent that he/she is, in fact, acting in such capacity, has consented to his/her child participation in the Event, and has agreed individually and on behalf of the child, to the terms of the waiver and release of liability set forth above. The undersigned parent or guardian further agrees to save and hold harmless and indemnify each and all of the parties referred to above from all liability, loss, cost, claim, or damage whatsoever which may be imposed upon said parties because of any defect in or lack of such capacity to so act and release said parties on behalf of the minor and the parents or legal guardian 


Rules/Policies Agreement

Eclipse Event - April 5th-9th, 2024


I have been given a written or digital copy of the rules and policies of Napier Properties of the Ozarks, LLC, AKA Owner. I have read and understood the rules and policies.

I agree that if I refuse to follow these rules after signing this agreement I am subject to eviction from the property without a refund. I understand that I am responsible for the actions and behaviors of those in my party (all persons traveling with me and using the RV space/spot).

I acknowledge that Napier Properties of the Ozarks, LLC and/or its owners are not responsible for fire, theft, vandalism, natural happenings, injury, accidents or losses from any cause (lost or stolen items).

The Owner is also not responsible for damage caused by visitors or other guests.

The Owner is not responsible for any personal property. The Owner reserves the right to refuse service to anyone. Any damage done to Napier Properties of the Ozarks, LLC property is prohibited and guests will be responsible for the repair/cost of repair for any damages.

Since every contingency cannot be covered in a set of rules, from time to time, modifications may be necessary. Therefore, the owners reserve the right to make changes deemed necessary to these rules and policies at any time without prior notice.

No subletting, assigning or transferring reservation to another party after reserving.


Event Dates: Friday, April 5th - Tuesday, April 9th 2024


Payment:

- Payment in full is required before arrival.

- We recommend bringing cash if you might want to purchase food, drinks, etc. It is likely that the communication systems will be overwhelmed with the number of people expected in the area. Online payment options may not be available at any locations.

Check In/Out:

- Check in starts at 3 pm on Friday, April 5th. We recommend arriving early to avoid traffic.

Please contact us and let us know the day you are planning on arriving if not on April 5th.

- All adults will be required to sign a waiver and an agreement to our rules before being guided to your space.

- You are required to follow the ranch employees’ directions for parking.

- Check out is anytime before Tuesday, April 9th at 3 pm. We are allowing an extra day to enjoy the property and for you to avoid the traffic exiting the area on Monday!

Camping:

- Spaces are for RV use unless otherwise approved by the owner.

Each spot is allowed one RV and one vehicle, if it will fit in the size reserved, otherwise there will be parking locations for the vehicle in designated areas for a single vehicle. 

Each space is allowed 6 persons.

- Park all your vehicles only in your reserved space or designated area.

- This is DRY camping: there are NO water, electric or septic hookups and no trash disposal for each RV. However, we do have an outside water spigot available on site if needed. We have 1 single dumpster as well, once it is full, then keep in mind that you will need to carry out your trash. NO DUMP STATION ON SITE.

- No open campfires, glass bottles, grills, or portable gas fire pits are allowed.

- All your stuff should fit inside your space and should be kept neat.

Outdoor shades, tables, chairs, are allowed if they fit in your space and are tied down to ensure they will not be picked up by any wind.

- NO motorized vehicles other than RVs, cars and trucks are allowed.

NO 4 wheelers, side by sides, golf carts, go-karts, dirt bikes, etc. will be allowed.

Behavior:

- Be kind, courteous and respectful to owners/employees, and anyone around you!

- No loud music please.

- No open carry. No weapons except concealed handguns permitted by Arkansas state law.

- No reckless driving, speed limit not to exceed 10 mph. 

- Refrain from public intoxication or inappropriate behavior.

- No illegal drugs.

- Trash bags/receptacles need to be covered or closed. We get a lot of wind and we do not want trash blowing around the property.

-We prefer no smoking, If smoking, please do not leave butts on the ground. Dispose of them safely.

- Quiet hours are 10 pm - 7 am. This means no outside music, loud activities, barking dogs, generators, etc. Everyone needs a good night’s sleep!

- No fireworks.

- No illegal, noxious or offensive activities shall be conducted at any site, including those that are or could become an unreasonable or nuisance to neighboring sites (the owner has the sole right to decide what this entails).

Pets:

Limit of 2 pets per spot reserved!

 Keep pets on a leash at all times when outside your RV.

- Pets may not be left unattended outside - even on a leash! Please do not tie them to the RV, truck, car, picnic table, etc. and leave your area. If you do not want to take them with you they must be left inside the RV.

- Please pick up your pet’s waste and dispose of it with your trash- even within your space. This is a health issue for everyone!

- Please do not allow your dogs to bark continuously. We know dogs bark and they will be in a new environment, however, if they are prone to barking excessively, please do not bring them.

- Aggressive animals are not allowed and we will ask you to remove them.

- You bring your pets at your own risk.

The Property:

- Do not enter any of the storage buildings or block any doors of ANY BUILDING. We have tenants who rent spaces inside of each building and they need to be able to get to their units with no problems.

- Do not sit on or use any property vehicles (side by side, golf cart, tractor, etc).

- Do not cross over fences to other properties.

- Please be respectful of the plants and wildlife.

Activities:

- ALL ACTIVITIES ARE AT YOUR OWN RISK

- There are walking trails directly across Hwy 62 from our property, along with a pond. 

 We have a small creek/tributary along the west side of the property, be safe if visiting this.
